The reason to this loan is to consolidate loans so that borrower will get a lower rate and borrower can get Fannie Mae, Freddie Mac loans again for other new properties. The new LLC Blanket loan is Non-Recourse! Program is good for refinance with or without cash out.
**This loan is all about cash flow of the properties not tax returns. Borrower will qualify at 1.2 times the new mortgage payment – aka 1.2 DSCR. If the property is under 11 months old value is calculated at 90% of cost. Any properties 12 months and over we can offer 75% LTV. Foreign Nationals are allowed up to 50% LTV but if co-borrower is a US citizen we can bump it back up to 75% LTV. Loan program available nationwide.
